Commission Structure & Pricing

Standard Package: 2.5% + GST

What's Included:

Premium Package: 2.9% + GST

Everything in Standard Package, PLUS:

  • Aerial drone photography and videography
  • 3D virtual tour (Matterport technology)
  • Twilight photography session
  • Enhanced social media advertising ($500 budget)
  • Featured listing placement on major portals
  • Premium brochure design and printing

Additional Costs to Consider

  • Building & Pest Inspection: $400-$600 (recommended before listing)
  • Legal/Conveyancing Fees: $800-$1,500
  • Property Styling (optional): $2,000-$4,000
  • Total estimated selling costs: 3-3.5% of sale price

The Selling Process: Step-by-Step

Step 1: Free Property Appraisal (Week 1)

What happens:

  • One of our sales specialists visits your property
  • We conduct a comprehensive market analysis
  • Review recent comparable sales in your area
  • Provide a written appraisal report with recommended price range
  • Discuss marketing strategy tailored to your property

What you need:

  • Your property title details
  • Recent rates notice
  • Any renovation/improvement records
  • Your preferred timeline for selling

Duration: 60-90 minute appointment


Step 2: Listing Agreement & Marketing Plan (Week 1-2)

What happens:

  • Review and sign the Agency Agreement (listing contract)
  • Choose your package (Standard or Premium)
  • Finalize asking price and campaign strategy
  • Schedule photography and styling (if applicable)
  • Set open home schedule

What you need to provide:

  • Photo ID (driver's license or passport)
  • Proof of property ownership
  • Any building approvals or compliance certificates
  • Existing floor plans (if available)
  • Preferred settlement period (typically 30-60 days)

Agency Agreement includes:

  • Length of listing period (typically 90 days)
  • Agreed commission rate
  • Marketing budget and approach
  • Authority to sell on your behalf
  • Price range and conditions

Standard listing period: 90 days (can be extended by mutual agreement)


Step 3: Property Preparation & Photography (Week 2)

What happens:

  • Professional photographer visits your property
  • Videographer captures walkthrough footage
  • Drone operator (Premium package) captures aerial shots
  • 3D scanning technician creates virtual tour (Premium package)

Tips for preparation:

  • Declutter and deep clean your home
  • Touch up paint and minor repairs
  • Ensure gardens are well-maintained
  • Remove personal items and family photos
  • Maximize natural light (open curtains/blinds)
  • Consider professional styling for best presentation

Duration: 2-4 hours for complete photography session


Step 4: Marketing Launch (Week 3)

What happens:

  • Listings go live on realestate.com.au and Domain
  • Social media campaign launches
  • Email sent to buyer database
  • Signage installed at property
  • Brochures printed and distributed
  • First open home scheduled

Marketing reach:

  • Online reach: 50,000+ Perth property seekers
  • Email database: 5,000+ active buyers
  • Social media: 15,000+ followers
  • Print materials: 500+ brochures

Step 5: Open Homes & Inspections (Week 3-6)

What happens:

  • Scheduled open homes (typically Saturday 1:00-1:45 PM)
  • Mid-week inspections by appointment
  • Your agent collects buyer feedback
  • Weekly progress reports sent to you

Open home schedule:

  • Week 1-2: 2 open homes per week
  • Week 3-4: 1-2 open homes per week (depending on interest)
  • After week 4: By appointment or as needed

Your responsibilities:

  • Keep property clean and presentation-ready
  • Be available to vacate during open homes (we recommend leaving)
  • Respond to agent requests for access

Step 6: Offers & Negotiation (Week 4-8)

What happens:

  • Buyers submit offers in writing
  • Your agent reviews and advises on each offer
  • We negotiate on your behalf for best price and terms
  • Once accepted, we prepare Contract of Sale

Types of offers:

  • Conditional offers: Subject to building/pest inspection, finance approval, or property sale
  • Unconditional offers: No conditions (stronger offers)
  • Auction bids: If you choose auction method

You decide:

  • Whether to accept, reject, or counter any offer
  • Settlement period (typically 30-60 days)
  • Which conditions you'll accept

Your agent handles:

  • All communication with buyers and their agents
  • Negotiation strategy and counteroffers
  • Coordinating with solicitors/conveyancers

Step 7: Contract Exchange & Settlement (Week 8-12)

What happens:

  • Buyer pays deposit (typically 10% of purchase price)
  • Both parties sign Contract of Sale
  • Cooling-off period begins (if applicable - typically 5 business days)
  • Conveyancers handle legal transfer
  • Final inspections conducted
  • Settlement day: buyer pays balance, you hand over keys

Your responsibilities:

  • Engage a conveyancer/solicitor
  • Provide all property documentation
  • Ensure property is in agreed condition
  • Vacate property by settlement date
  • Return keys and remotes to agent

Documents needed for settlement:

  • Certificate of Title
  • Rates clearance certificate
  • Water usage statement
  • Building/pest inspection reports
  • Compliance certificates (pool, smoke alarms, etc.)
  • Warranty documents for appliances/fixtures
